Questions from owners and operations leads
Our coordinators are already stretched. Is this one more thing for them?
No. There is no new app to open and nothing new to log into. It answers in the phone, text, and email your coordinators already use, and it takes the hunting off their plate: what is open on a unit, what the owner was last told, which vendor did the last repair. Most companies we talk to are in the same place, holding the portfolio together with one or two people's memory. Starting with your own records, rather than a general tool, is where we begin.
Can it make things up?
It can only answer from the records you connect. If the answer is not in your files, it says so. Every answer shows where it came from, so a coordinator can check it the same way they would check a note on the work order.
Who uses it day to day?
Usually maintenance coordinators and leasing first, because they are the ones chasing status all day. Then property managers, for a quick picture of what is open across their properties. Whoever handles owner relationships tends to use it before an owner call, to see what was said last and what is still outstanding.
How do people actually talk to it?
However they already talk. Call it, text it, email it, or message it in whatever your company uses. There is no new app to open. A property manager can text a question from a unit and get the same answer a coordinator gets at their desk.
Will it message residents or owners on its own?
No. It prepares. A person on your team sends the message, approves the vendor, and signs off on the owner statement. Fair housing and your own policies stay with your people, as they do today.
Where does our data go, and who can see what?
It stays in your systems. Nothing is copied into a public tool, and nothing is used to train anyone's model. Access follows the permissions you already have, so if someone cannot see an owner's properties in your property management system, they cannot see them here. You can also keep whole owners or properties out entirely. For companies that want it, the whole thing can run on hardware in your own office.
We manage 300 doors. Is this overkill for us?
Smaller operators often get the most out of it, because one person is holding the whole portfolio together and everyone else asks them. We start with one region or one team, and you decide whether to go further.
Does it work with our property management software?
Yes. We connect directly to property management (AppFolio, Buildium, Yardi, RealPage, Entrata, Rent Manager, Propertyware, ResMan, DoorLoop), maintenance and leasing tools (Property Meld, Latchel, LeadSimple), and on-premises SQL stores. If you use something else, ask us.
What if it doesn't work out?
You turn it off. Your data was in your systems the whole time, and nothing about your coordinators' day changes.
